Complete Site Preparation Guide for BC Prefab Cabins

## Preparing Your Site for Cabin Delivery

Proper site preparation is crucial for successful cabin installation. Here's what to expect and how to prepare.

### Phase 1: Site Assessment

**What We Evaluate**:
- Terrain and slope analysis
- Soil conditions and bearing capacity
- Drainage patterns and water table
- Sun exposure and views
- Access route for delivery
- Utility connection points
- Setback requirements
- Environmental considerations

**Site Visit Process**:
1. Initial phone/video consultation
2. On-site assessment by Avanta team
3. Survey and measurements
4. Soil testing if required
5. Written site report and recommendations

### Phase 2: Clearing and Access

**Clearing Requirements**:
- Clear area: Cabin footprint + 10 feet all sides
- Remove trees, stumps, and debris
- Preserve trees for privacy/windbreak where possible
- Dispose of debris properly (burning permits if applicable)

**Access Route Needs**:
- Minimum width: 14 feet clear
- Overhead clearance: 14 feet minimum
- Maximum grade: 15% (varies by delivery method)
- Firm surface or temporary road
- Turning radius at delivery point: 60+ feet

**Access Challenges and Solutions**:
- Narrow driveways: Temporary widening or alternative routes
- Low branches: Trimming or removal
- Soft ground: Temporary gravel/matting
- Steep grades: Specialized equipment (crane delivery)

### Phase 3: Grading and Drainage

**Grading Objectives**:
- Level building pad (within 2" over cabin footprint)
- Positive drainage away from cabin
- Manage surface water runoff
- Prepare for foundation installation

**Typical Grading Work**:
- Cut and fill to achieve level pad
- Install drainage swales if needed
- Compact subgrade soil
- Place gravel base (typically 4-6" compacted)

**Drainage Solutions**:
- French drains for high water table
- Perimeter drains around foundation
- Rain gardens for surface water
- Proper grading slope (minimum 5% away from building)

### Phase 4: Utility Preparation

**Electrical**:
- Service upgrade may be required
- Underground or overhead routing
- Panel location and meter base
- Temporary power for construction

**Typical Requirements**:
- 100-200 amp service for cabins
- Buried conduit from main panel
- Permit and inspection required
- Licensed electrician required

**Water**:
- Connection to municipal supply, or
- Well drilling and pump installation, or
- Alternative water system (cistern, rainwater)

**Municipal Water Connection**:
- Permit from local utility
- Main line tap or extension
- Meter installation
- Pressure considerations

**Sewer/Septic**:
- Connection to municipal sewer, or
- Septic system design and installation, or
- Alternative systems (composting, holding tank)

**Septic Process**:
1. Site evaluation by certified professional
2. Design based on soil and cabin size
3. Permit from health authority
4. Installation before cabin arrival
5. Final inspection

### Phase 5: Foundation Installation

**Timeline**: 1-3 weeks depending on type

**Helical Piles (Most Common)**:
- Equipment access required
- 1-2 days installation
- Immediate load capacity
- No cure time needed

**Concrete Foundation**:
- Excavation and forming
- Pour and cure (7+ days)
- Weather dependent
- Higher precision required

**Foundation Inspection**: Required before cabin delivery
